What Causes Pipes to Leak in Dubai Buildings
Dubai's water supply runs at relatively high pressure, and older galvanized or CPVC pipes installed in buildings from the 1990s and early 2000s corrode from the inside out over time.
Thermal expansion is another major culprit — daytime temperatures above 45 °C cause pipe joints to expand and contract daily, gradually loosening fittings. Hard water mineral deposits narrow pipe bore and accelerate corrosion at elbows and tee joints. We see these failure points repeatedly across JBR apartments, Deira villas, and Business Bay towers, which is why a systematic inspection matters more than a quick patch.

How We Perform Non-Invasive Leak Detection
When water is leaking from a pipe inside a wall or beneath a floor, drilling randomly wastes time and causes avoidable damage.
We use a calibrated acoustic listening device pressed against the surface to hear the distinctive frequency of water escaping under pressure — it sounds different from normal flow. On slab floors, we combine this with a thermal imaging camera that maps temperature variation caused by moisture. Underground water leak detection on garden or pool supply lines uses tracer gas, which escapes through the fault and is picked up at surface level with a gas sensor. Together, these tools narrow the leak to within 30 centimetres.

Pipe Repair Methods We Use in Dubai
The right repair method depends on pipe material, age, and location.
For a small pinhole in a copper or CPVC line, an epoxy compound or push-fit repair coupling is fast and reliable. When a section has corroded along 50 cm or more, we cut that section out and fit new pipe with compression or solvent-weld joints rated for Dubai's operating pressures. For underground supply lines in villas, pipe relining is sometimes possible — a resin sleeve is inflated inside the existing pipe, curing into a smooth new inner wall without full excavation. We explain every option and its expected lifespan before you decide.

Signs You Have a Hidden Leak Right Now
A 10% unexplained rise on your DEWA bill is the earliest indicator that water is leaking from a pipe somewhere in your system.
Other signs include a water meter that keeps moving after every tap in the building is closed, soft or discoloured patches on a ceiling below a bathroom, peeling paint on a wall that shares space with plumbing, and mold appearing at skirting board level. In villas with gardens, a consistently wet patch of grass or a section of tiles that sounds hollow underfoot points to an underground supply line fault. Catching these signs early reduces repair costs significantly.

Emergency Leak Response Across Dubai
A burst or actively flooding pipe cannot wait.
We carry isolation valves, compression fittings, and push-fit repair couplings in our vans so the first visit is almost always the repair visit, not just a diagnosis. Our team covers Downtown Dubai, Dubai Marina, Jumeirah, Al Quoz, Mirdif, and surrounding areas with typical arrival times between 30 and 75 minutes during standard hours. If you cannot reach the main stopcock, our technician can guide you by phone while en route. After stopping the immediate leak, we run a full system check to confirm there are no secondary fault points that could fail within days.
