Why Is My Floor Drain Clogged or Smelling?
trap sealdebris buildup
A floor drain clog almost always traces back to one of two problems: a dried-out trap seal or gradual debris buildup inside the drain body.
The trap seal — a small water barrier sitting in the P-trap beneath the drain — blocks sewer gases from rising into the room. Dubai's dry climate causes this water to evaporate in as little as 2–3 weeks when a drain sits unused, letting hydrogen sulfide gas escape. Separately, fine sand, hair, soap scum, and organic matter accumulate over time inside the drain pipe, decomposing and producing their own odor. Both issues are fixable, but they need different solutions — flushing water into the trap weekly costs nothing, while clearing a compacted debris buildup requires physical cleaning.

How Much Does a Floor Cleanout Service Cost?
cleanout coverAED pricing
Floor drain price in Dubai typically runs between AED 150 and AED 400 for a standard residential floor cleanout.
That range covers a single drain, basic snaking or hand-augering, and a flow test at the end. If the blockage is deeper or involves compacted sand and grease, hydro-jetting equipment adds AED 200–350 to the total. Replacing a cleanout cover at the same visit costs AED 40–100 for a standard fitting, depending on material. Commercial properties with multiple drains are usually quoted per drain or as a flat job rate. All AED pricing we provide is stated upfront — no surprises once the work starts.

Floor Drain Grating Cleaning and Replacement

Floor drain grating maintenance is a separate task from clearing the pipe below it, and it's one that's easy to overlook until the grate itself becomes the restriction.
Hair, mineral scale, and biofilm clog grating slots quickly — especially in bathroom and laundry drains. We remove the existing grate, scrub the frame recess, and assess whether the grating can be reused or needs replacement. Residential floor drain grating typically comes in 100mm or 150mm diameters. We stock stainless steel cover options that resist corrosion and handle the foot traffic found in most Dubai properties. The full floor drain cleanout at this stage — pipe included — takes 45–90 minutes depending on access and condition.

Floor Drain Standards for Dubai Properties
UAE plumbing codeslope drainage
Floor drain UAE installations must comply with Dubai Municipality's plumbing code, which references the Uniform Plumbing Code (UPC) as adopted locally.
The code requires floor drains to be set with a minimum slope drainage of 1:50 toward the drain opening so water doesn't pool on flat surfaces. Every floor drain must also maintain a functioning trap seal with a minimum 50mm water depth to prevent sewer gas ingress — a requirement that's particularly relevant in Dubai buildings where drains often sit dry for weeks. Properties built before 2010 sometimes have undersized drain bodies or inadequate slope, both of which we identify during inspection and can correct with re-sloping or drain body replacement.
